MH Services Corporation is a consumer lending broker. We are not a bank, credit union, or direct lender. We connect borrowers with lending partners who fund manufactured home loans. Our role is to help you find the right loan program, prepare your application, and guide you through the process.

Chattel Loans Only

MH Services Corporation exclusively brokers chattel loans — personal property loans for manufactured homes situated on leased land (such as in manufactured home communities or mobile home parks). We do not offer conventional mortgages, land and home loans, or any real estate financing. A chattel loan finances the manufactured home itself as personal property — no land ownership required.

Credit Approval

All loans are subject to credit approval by our lending partners. Submitting a loan application does not guarantee approval. Pre-qualification is based on information you provide and a soft credit inquiry that does not affect your credit score. Final approval is determined by the lending partner based on their underwriting criteria, which includes a hard credit inquiry, income verification, and property evaluation.

Loan programs, interest rates, terms, and conditions are subject to change without notice.
